Of course everyone knows the number 1 home improvement that buyers are looking for in new homes is updated kitchens and baths, or is it?? According to averages, in the Chicago area the highest cost recoup percentage is for siding replacement (99.9%). This does make sense when you think about it. How much better does a frame house look after new siding? There are many home remodeling jobs also in the 90s percentagewise; windows,93.5%(wood), minor kitchen remodel 95%, deck 94%. Other remodeling projects with high recoups; bath 84%, attic bedroom remodel 84%. These averages are for Chicago area only. Nationwide percentages vary greatly. At the lowest recoup value are sunroom additions and home office remodels. A buyer, unless specifically working from home, will not see a huge amount of value in a home office.

Although it might not occur to you, it's a good idea to run past your realtor any ideas you might have for a home remodel. Of course you have ideas that would make your home better for you and it's fine to do as you would like. But it doesn't hurt to ask some advice from one who is up on latest trends and buyer likes and dislikes. Even if you are not planning on selling soon, your agent can give you sound advice concerning all aspects of your home. Use us, we are here for you!
