CHICAGO - People wishing to buy or refinance who cannot afford a substantial down payment and whose FICO credit scores are less than 680 may have a difficult time getting a new mortgage, and will face higher fees.
Mortgage Investors Freddie Mac and Fannie Mae will be charging increased fees for a wide range of borrowers who have saved less than a 30% down payment, and whose credit scores fall in the 620-680 range. These borrowers were previously treated to as best qualified mortgage loan applicants. Mortgage insurers, which protect banks and mortgage companies who issue loans to those with less than a 20% down payment, are raising their costs to borrowers, too. Together these surcharges could amount to thousands of dollars in upfront costs or an increased loan interest rate. Learn more by clicking here.
